One House, One Pass

Clearing out a whole house is a different job from a weekend decluttering. Estate cleanouts, downsizing moves, and rental turnovers across Tullahoma, Estill Springs, Winchester, and Manchester all run into the same problem: the house is full, the deadline is real, and nobody wants to handle the same item twice.

This checklist follows the same order Dumpsters Plus recommends when customers are preparing a house for a roll off dumpster.

Dumpsters Plus roll off dumpster delivered to a Middle Tennessee home for a house cleanout

Quick Answer: Sort before the dumpster arrives, not after. Work room by room into four piles: keep, donate, sell, and toss. Schedule the roll off for the day the sorting is done, place it close to the main exit door, and load the staged discard pile once the dumpster arrives. Dumpsters Plus delivers 12, 15, and 20 yard roll off dumpsters across Tullahoma, Estill Springs, Winchester, Manchester, and surrounding Middle Tennessee, usually same or next day.

Sort First

How to Prepare for a Home Cleanout Dumpster

Sort first, rent second. One common cleanout mistake is having the dumpster delivered before you know what is actually being discarded. The container sits half empty for days while decisions get made, and the rental period burns down.

Work through the house room by room and give every item one of four labels:

Keep

Box it and move it to one staging room, a garage bay, or a corner that is off limits to the cleanout.

Donate

Check donation organizations in Coffee or Franklin County before loading usable furniture, clothing, and household goods. Acceptance rules and furniture pickup availability vary.

Sell

If the cleanout is an estate, talk to a local auction house or estate sale company before anything leaves the property. Dumpsters Plus also works with customers who are preparing estates for auction or sale, and the auction decision has to come first.

Toss

Everything else. Stage it near the exit closest to where the dumpster will sit, and leave it in place until the container arrives.

Attics, basements, garages, and outbuildings often take longer because items have to be carried farther before they can be staged. Start with those, not the easy rooms.

Sizing

What Size Dumpster Do You Need for a Home Cleanout?

Count the toss pile, not the house.

A 12 yard dumpster may work for a garage, basement, or partial-house cleanout when the discard pile is relatively contained. A 15 yard gives additional room for multi-room cleanouts with furniture, boxes, and household contents. A 20 yard is often the better starting point for larger estate, full-house, and rental-property cleanouts.

The full breakdown by project type is in the dumpster size guide. Tell Dumpsters Plus what is being removed and Chad can recommend a size before delivery.

All three containers sit on roughly the same 12 by 8 foot footprint, so a bigger size does not need a bigger driveway.

Prep

The Day Before Delivery

Clear the placement spot and the approach to it. Move vehicles out of the driveway before the truck arrives.
Walk the route between the toss pile and the container spot. Prop doors, roll up rugs, and clear the porch steps.
Check the permits and placement guide if the container needs to sit anywhere unusual.
Have gloves, box cutters, and contractor bags on hand. Bagged small items are faster to carry and easier to pack into gaps than loose debris.
Confirm the delivery window and tell Dumpsters Plus exactly where you want the container, including which way the rear door should face.

One placement request that comes up on two-story cleanouts: customers ask whether the dumpster can be positioned near a second-story window so lightweight contents can be moved without repeated stair trips. It can. Confirm the placement with Dumpsters Plus first, and keep the area below completely clear while loading.

Loading

How to Load a Roll Off Dumpster for a House Cleanout

Flat and heavy first. Furniture that will not be donated, broken up so it lies flat across the floor of the container.
Boxes and bags next. Fill the gaps between and on top of the heavy layer. Air is wasted space.
Awkward items last. Mattresses stand along the walls; long items lie down the center.
Walk items through the rear door when they are too heavy to lift over the side. Every Dumpsters Plus container has one.
Stop at the top rail. Nothing can ride above it, so plan the last layer rather than crowning the pile.

Keep the banned items out as you go. Under Dumpsters Plus policy, liquid paint, automotive fluids, tires, propane tanks, and household chemicals stay out of the container. The full list is in the what can go in a dumpster guide.

Before You Toss It

Where to Take Cleanout Items That Stay Out of the Dumpster

Coffee County households have local options for several common cleanout items. The Coffee County Rural Solid Waste facility at 2180 Murfreesboro Highway in Manchester accepts used tires under its county program, and oil-based paint and electronics are accepted there on Thursdays.

In Franklin County, the county directs house cleanouts, rental-property cleanouts, shed cleanouts, and garage cleanouts that arrive by truck to the Republic Transfer Station at 9577 Tullahoma Highway in Estill Springs. Franklin County also holds an annual household hazardous waste event for chemicals, oil-based paint, batteries, and similar materials.

Estill Springs residents have one more reason to plan ahead: the town's municipal junk pickup does not collect construction, demolition, or remodeling debris, so a roll off is the practical route for those loads.

Timing

How Long Do You Need a Dumpster for a House Cleanout?

The Dumpsters Plus rental period is seven days, which fits the natural shape of a cleanout: sort ahead of time, load hard for two or three days, then use the remaining days for the stragglers that turn up in closets and crawl spaces.

Finish early and one call brings the truck. Need longer and an extension is usually available, so call before the scheduled pickup day.

Large estate cleanouts sometimes require a second container or swap-out. A swap-out can usually be delivered the same or next day, and it is safer than overloading the first container or placing material above the fill line.

FAQ

Home Cleanout Questions

How do I clean out a house fast?

+

Sort every room into keep, donate, sell, and toss piles before the dumpster arrives, then load the staged discard pile once the container is in place. The sorting is the slow part; once it is finished, the loading stage moves much faster because every item already has a destination.

What size dumpster do I need for a house cleanout?

+

A 20 yard dumpster is commonly recommended for larger full-house and estate cleanouts, while 12 and 15 yard containers fit smaller or partial cleanouts and rental turnovers. Describe the toss pile to Dumpsters Plus and Chad can recommend a size before delivery.

Do I need to be home when the dumpster is delivered or picked up?

+

Usually not. Placement instructions and payment are handled by phone, so drop-off and pickup can both happen without anyone on site once the instructions are confirmed and the container is accessible. Mark the spot with cones or a note if the placement is specific.

What should I not put in the dumpster during a cleanout?

+

Under Dumpsters Plus policy, liquid paint, automotive fluids, tires, propane tanks, asbestos, and household chemicals stay out. Car batteries, appliances, electronics, furniture, and general household contents are accepted.
